1. Acceptance of these terms

By accessing or using thegateinvestments.com, the verified-client portal, or our iOS/Android applications (the "Services"), you agree to these Terms & Conditions. If you do not agree, do not use the Services.

2. Our services

The Gate Investments is a real-estate brokerage and investment-advisory platform that connects clients with primary developments, resale opportunities, and rental inventory across Egypt. We facilitate introductions; we are not a party to the underlying contract between you and the developer or seller unless explicitly stated.

3. Eligibility & account access

• You must be 18 years or older and legally able to enter into a binding contract.
• The investor portal is a closed system: only existing verified clients with a matching contract code can activate an account.
• You are responsible for keeping your password and one-time codes confidential.
• You must notify us immediately of any unauthorised access at security@thegateinvestments.com.

4. Listings & information

Project, area, and developer information is gathered from public sources, developer disclosures, and our own research. Prices, payment plans, delivery dates, and unit availability change frequently. We make reasonable efforts to keep listings accurate, but we do not warrant that any specific listing is current. Always confirm material details with our consultants before signing or transferring funds.

5. Acceptable use

You agree not to:

• Misrepresent your identity, ownership, or contract details.
• Scrape, mirror, or republish our content for commercial purposes without written permission.
• Attempt to access another user's portal data, or to bypass authentication, rate limits, or security controls.
• Upload malicious files, malware, or content that infringes third-party rights.
• Use the Services to launder funds or evade tax obligations.

6. Fees, payments, and transactions

Browsing the Services is free. Brokerage and advisory fees apply only to specific engagements and will be disclosed in writing before any work begins. The portal allows you to track installments and upload proof-of-payment receipts; it does not process payments. All payments to developers must follow the channels in your sales agreement.

6a. Marketing & Brokerage Authorizations (resale & rental)

When you submit a unit to THE GATE for resale, rental, listing, or marketing through the Investor Desk, the website's sell-property form, or any other channel, the following terms apply:

• Authorization. Submission of a resale, rental, list-unit or market-unit request constitutes an authorization of THE GATE INVESTMENTS · ذا جيت للتسويق العقاري (Tax Reg. No. 652-776-876 · Commercial Reg. No. 27872) to act as marketing and brokerage facilitator for the unit on a non-exclusive basis, unless explicitly agreed otherwise in writing.
• Commission — Resale: 1.5% of the final sale value, due upon successful conclusion of the sale transaction.
• Commission — Rental: One month's rent, due upon signature of the rental contract.
• Owner declaration. By accepting the in-portal consent and signing the generated Agreement, you confirm that you are the owner of record or an authorized representative, and that you agree to provide ID, title deed, payment receipts, developer release, and any document required to complete the transaction.
• Electronic signature. Where legally permitted, electronic signatures captured inside the Investor Desk are accepted and binding. You may alternatively download the PDF, sign it manually, and upload the signed scan for admin review.
• Personal data. The data you provide (name, phone, email, national ID / passport, address) is used solely to generate the Agreement, verify ownership, and contact you to complete documentation. See our Privacy Policy.
• Admin review. Signed agreements are reviewed by THE GATE legal team and may be approved, rejected, or returned for correction. You will be notified in-portal and by email/WhatsApp.
• Withdrawal. You may cancel an unsigned agreement at any time. After signature, withdrawal requires written notice to Email and may be subject to a reasonable cancellation fee if marketing costs have already been incurred.

7. Intellectual property

The Gate Investments name, logo, and visual identity are protected trademarks. Original content (editorial copy, photography, code) is © The Gate Investments. Developer logos and project imagery are the property of their respective owners and used with permission.

8. Disclaimers

The Services are provided "as is" without warranty of any kind. We do not provide investment, tax, or legal advice. Market values, ROI projections, and rental yields are estimates only. See our full Disclaimer.

9. Limitation of liability

To the maximum extent permitted by law, The Gate Investments is not liable for indirect, consequential, or punitive damages, lost profits, or losses arising from third-party actions (including developer delivery delays). Our aggregate liability for direct damages is limited to the fees you paid us in the 12 months preceding the claim.

10. Termination

You may close your account at any time via Account Deletion. We may suspend or terminate accounts that violate these terms, with notice where reasonably possible. Sections that by their nature should survive termination (IP, liability, governing law) survive.

11. Governing law & disputes

These Terms are governed by the laws of the Arab Republic of Egypt. Disputes will be resolved by the competent courts of Cairo, without prejudice to mandatory consumer-protection laws of your country of residence.
